Job summary

This is a hands-on role responsible for the full leasing cycle, from marketing available units and responding to inquiries to conducting visits, processing applications, preparing leases, and coordinating move-ins. The Residential Leasing Manager will work closely with property management and operations to minimize vacancies, maximize rental revenue, and ensure a smooth leasing experience for prospective tenants. Key Responsabilities Manage the full residential leasing process from initial inquiry through lease signing and move-in. Respond to prospective tenant inquiries and follow up on leads in a timely manner. Schedule and conduct apartment visits. Maintain a strong understanding of all available and upcoming units across the portfolio. Monitor vacancies, notices to vacate, upcoming availability, and unit-ready dates. Prepare and maintain rental listings across appropriate leasing platforms. Ensure listings, photos, pricing, and unit information are accurate and up to date. Develop leasing strategies to reduce vacancy and improve occupancy. Monitor the Montreal rental market and comparable properties to recommend competitive rental pricing. Recommend promotions or leasing incentives when appropriate. Screen prospective tenants and review rental applications and supporting documentation. Prepare leases, building rules, parking agreements, and other required leasing documentation. Coordinate lease signatures and ensure all required documentation is completed before move-in. Work closely with property management, maintenance, and renovation teams to ensure vacant units are ready for visits and occupancy. Conduct regular inspections of available units and identify any issues affecting their marketability. Coordinate and communicate move-in information with the appropriate departments. Maintain accurate records of leads, visits, applications, leases, and vacancies. Prepare regular leasing and vacancy reports for management. Identify units that are not leasing as expected and recommend corrective action. Maintain a professional and positive experience for prospective tenants throughout the leasing process. Qualifications Minimum 1 year of experience in residential leasing, property management, or a related real estate role. Strong knowledge of the Montreal residential rental market. Proven ability to manage the complete leasing process independently. Strong sales, communication, and negotiation skills. Highly organized with excellent follow-up and attention to detail. Proactive and results-oriented with a strong sense of ownership. Ability to manage multiple properties, vacancies, and priorities simultaneously. Comfortable working independently while collaborating closely with other departments. Experience with leasing, CRM, or property management software. Strong computer skills, including Microsoft Office. Knowledge of Quebec residential leasing practices and regulations. Bilingual in French and English is strongly preferred.
