About The Role Reporting to the VP Leasing, Revenue and Growth, the Leasing Agent plays a critical role in driving occupancy and revenue growth across the Zen Residential portfolio. This position is primarily focused on leasing activity from first contact through to signed lease, with a strong emphasis on conversion, speed to lease, and prospect experience. The successful candidate has strong communication, organization, and follow-up skills, with a natural ability to build rapport and guide prospects through a decision. This role collaborates closely with on-site Property Managers and the broader leasing team. This role includes a performance-based bonus structure designed to reward accelerated lease-up absorption, with enhanced per-unit compensation tied to signing milestones. Speed to lease is a primary measure of success. What You Will Do Prospect Communication and Lead Management Respond promptly to all inbound inquiries via ILS platforms, email, CRM, and phone. Manage all prospect interactions in the CRM pipeline, maintaining accurate lead stages, notes, and follow-up tasks. Conduct timely follow-up sequences to advance prospects from inquiry through to showing and signed lease. Deliver a consistently high-quality prospect experience aligned with Zen Residential standards. Leasing and Marketing Schedule and conduct suite showings and virtual tours, adapting your approach to the prospect and unit type. Present available suites, building amenities, and community features compellingly and accurately. Follow up post-showing with timely, personalized outreach to advance prospects toward a decision. Achieve monthly and seasonal leasing targets as established by the VP Leasing. Prioritize leases within the bonus window to maximize absorption and per-unit earnings. Application Processing Ensure accuracy and completeness of prospective resident applications, credit information, landlord references, and employer references prior to review. Review prospect inquiries daily and schedule appointments using the lead management system. Liaise with the Property Manager on application approvals and move-in coordination. Marketing and ILS Management Maintain up-to-date, high-quality listings across all active ILS platforms including Rentfaster, Rentals.ca, and Kijiji. Flag listing performance issues, availability discrepancies, or pricing gaps to the VP Leasing. Participate in ongoing sales training and leasing skills development as provided by Zen Residential. Reports and Documentation Complete traffic reports, showing logs, and related leasing paperwork on a weekly basis. Maintain accurate lead and lease data in both the CRM and Yardi Voyager. Provide weekly leasing activity updates to the VP Leasing. Customer Satisfaction Deliver an exceptional prospect and new resident experience from first contact through move-in. Address prospect concerns promptly and escalate unresolved issues to the Property Manager. Actively solicit Google reviews from satisfied new residents in the post-move-in window. Suite Readiness and Property Standards Ensure show suites are presentation-ready prior to all scheduled showings. Flag maintenance or turnaround issues impacting suite availability to the Property Manager. Maintain a professional, welcoming presence on-site during leasing hours. Team Collaboration Work constructively with on-site Property Managers, the VP Leasing, and the broader leasing team to meet occupancy targets. Assist with move-in coordination as required. Support community events and resident engagement activities as directed. What You Bring Demonstrated experience in sales, leasing, or a customer-facing residential real estate role. Strong communication and interpersonal skills with a natural ability to build rapport quickly. High conversion orientation and comfort guiding prospects through a decision process. Detail-oriented with the ability to manage multiple prospects, showings, and follow-up sequences simultaneously. Proficiency in CRM platforms and property management software. Experience with GHL and Yardi is considered an asset. Knowledge of the Alberta rental market and AHRC compliance considerations is considered an asset. Professional demeanour with an unwavering commitment to delivering exceptional customer service. Valid driver's licence and reliable transportation. Flexibility to work evenings and weekends in alignment with prospect availability and leasing demand. RECA licence or willingness to obtain (education reimbursement provided by Zen Residential).
