SENIOR MANAGER / DIRECTOR, LEASING VANCOUVER $160K-$185K base salary Full-Time THE ROLE We are partnering with a well-established and growing Canadian commercial real estate organization seeking an experienced and entrepreneurial Senior Manager / Director, Leasing to join its team. Based in Vancouver and reporting to the Head of Leasing, you will oversee leasing activity across a significant Western Canadian portfolio. Your primary focus will be large retail properties in British Columbia, with responsibility for additional assets in Alberta. You will manage the full leasing cycle, develop and execute asset-specific strategies, cultivate relationships with tenants and brokers, and actively pursue opportunities to enhance occupancy, tenant mix, rental revenue, property performance, and long-term asset value. This is a high-autonomy, high-accountability opportunity for an accomplished leasing professional with strong market knowledge, established industry relationships, sound commercial judgment, and the initiative to move opportunities and complex transactions forward with limited oversight. The successful candidate may be appointed at the Senior Manager or Director level, depending on their experience Key Responsibilities Develop and execute leasing strategies for retail properties across British Columbia and Alberta Manage the complete leasing cycle, including prospecting, tenant outreach, negotiation, deal structuring, documentation, and completion Source and cultivate relationships with retailers, brokers, tenants, and other industry partners Negotiate new leases, renewals, expansions, relocations, and other complex transactions Identify opportunities to improve occupancy, tenant mix, rental performance, and long-term asset value Monitor leasing activity, market conditions, retailer trends, and competitive properties Prepare deal analyses, leasing recommendations, forecasts, market intelligence, and activity reports Provide strategic ideas and recommendations to the Head of Leasing and senior leadership Collaborate with property management, asset management, legal, and lease administration teams Support leasing requirements for select office space within the portfolio Visit properties and meet with tenants, prospects, and brokers across British Columbia and Alberta Work independently while maintaining proactive communication with a leasing team located across Canada Represent the organization professionally within the Western Canadian commercial real estate market Qualifications & Experience Significant progressive experience in commercial real estate leasing, ideally at the Senior Manager or Director level Direct leasing experience within retail properties Strong knowledge of the British Columbia retail leasing market Demonstrated experience sourcing prospects, structuring transactions, negotiating terms, and closing deals Commercial real estate or broker licensing in British Columbia and/or Alberta, or the willingness and eligibility to obtain the required licensing within 12 months Alberta leasing experience is an asset Office leasing experience is an asset Strong understanding of lease structures, financial considerations, market dynamics, and tenant relationships Experience working across a geographically distributed portfolio or team is an asset Strong written, verbal, presentation, and negotiation skills Skills & Competencies Entrepreneurial, motivated, and results-oriented Strategic thinker with strong commercial judgment Able to develop a point of view and confidently present recommendations Comfortable operating with significant autonomy and accountability Proactive and skilled at moving opportunities forward without extensive oversight Strong relationship-building and business-development abilities Highly organized with the ability to manage multiple active transactions Collaborative and comfortable working with colleagues across provinces and time zones Strong follow-through and attention to detail Curious, adaptable, and committed to continuous learning Able to balance independent decision-making with proactive communication Practical and creative approach to problem-solving and deal-making WHY THIS ROLE? Requirements
