Role Description The Condominium Property Manager will be responsible for overseeing a portfolio of high-rise condominium towers, ensuring seamless operational performance, long-term asset value, and exceptional service standards. This role requires an experienced leader with a deep technical understanding of high-rise physical plant operations, complex mechanical systems, vertical transportation, and the regulatory frameworks governing high-density condominium corporations. The ideal candidate excels at building strong, professional relationships with condominium boards, unit owners, and key service partners. Key Responsibilities Oversee the daily operations and physical asset management of a portfolio of high-rise condominium buildings. Act as the primary advisor and liaison for condominium boards of directors, owners, vendors, and internal teams. Provide expert guidance to boards on governance, financial reserve planning, bylaw enforcement, and regulatory compliance. Oversee complex high-rise infrastructure, including central boiler and chiller systems, high-pressure HVAC, life safety systems, elevators, multi-level underground parkades, and concierge operations. Lead and execute capital renewal projects, working alongside engineers and contractors to manage reserve fund study implementations. Supervise onsite property teams, building superintendents, and concierge staff to maintain high operational efficiency and customer service standards. Negotiate, tender, and oversee major vendor contracts (e.g., elevator maintenance, HVAC, window washing, and security). Conduct detailed physical inspections of tower infrastructure and common elements to ensure preventative maintenance programs are strictly met. Proactively manage high-density community challenges, conflict resolution, and emergency response procedures. Stay fully up-to-date with Alberta condominium legislation, high-rise safety codes, and industry best practices. Qualifications and Skills Licensing: Licensed Condominium Manager (RECA certification required). Experience: Minimum 4+ years of dedicated experience in condominium management, with a proven track record managing high-rise condominium towers. Technical Expertise: Comprehensive understanding of high-rise mechanical, electrical, elevator, life safety, and structural building systems. Legislation & Governance: Deep knowledge of the Alberta Condominium Property Act, corporate governance, and bylaw enforcement. Financial Acumen: Strong experience managing large operational budgets, special assessments, and multi-million-dollar reserve fund accounts. Leadership & Communication: Outstanding board presentation, conflict resolution, and stakeholder management skills in high-density environments. Software: Proficiency in property management software platforms and Microsoft Office Suite. Mobility: Valid driver’s license and reliable transportation.
