Senior Financial Analyst - Concord, ON (Office Based Role) - Real Estate Compensation Package: $90,000 + Discretionary Bonus + 3 weeks’ vacation + half day Fridays in July and August + Christmas to New Years shut down) + Personal/sick Days + Benefits(75% company paid) + 5% RSP contribution(after one year) Position Summary The Senior Financial Analyst is responsible for advanced financial analysis, modeling, forecasting, and reporting techniques to support a commercial real estate portfolio, including operating properties, development projects, and corporate initiatives. This role supports senior leadership with financial insights, ensures accuracy of financial information, and contributes to strategic decision‑making for development projects, acquisitions, and operating properties. Key Responsibilities Financial Analysis & Reporting Prepare monthly, quarterly, and annual financial reporting packages for commercial rental properties. Analyze financial performance, KPIs, and variances across the real estate portfolio. Prepare annual commercial rental portfolio summaries and reports. Cash Flow, Forecasting & Budgeting Prepare detailed cash flow projections for operating and development properties. Assist with annual budget preparation and periodic forecasting updates. Conduct scenario modeling and sensitivity analyses. Lender Reporting & Compliance Preparation of progress draw requests and related schedules, and submission to Lenders on a monthly basis. Prepare mortgage review requests and associated reporting/analysis to lenders. Ensure compliance with loan covenants and reporting obligations. Tax & Regulatory Support Prepare annual income tax projections. Reconcile federal and provincial income tax accounts to interim statements and notices of assessment. Maintain corporate tax installment schedules and prepare monthly remittances. Internal Controls & Process Improvements Perform periodic testing and review of internal controls, including documentation updates. Participate in digitization and IT-related projects to streamline financial processes. Support enhancements to financial systems including Yardi Voyager. Other Duties Prepare ad hoc analyses and reports as required by the Controller and CFO. Ensure compliance with company, client, and legislated safety policies and procedures. Education and Experience University degree in Accounting, Finance, or related field. Experience and knowledge of corporate accounting and financial management within real estate. Thorough knowledge of federal, provincial, and municipal reporting requirements. Proficiency in Yardi Voyager and Microsoft Office including Word, Excel, PowerPoint, Outlook, as well as other financial reporting tools. Key Competencies Strong knowledge of ASPE and real estate industry accounting requirements. Advanced proficiency with Yardi Voyager is an asset. High proficiency in Excel (pivot tables, lookups, modeling). Strong organizational skills and ability to manage competing priorities and consistently meet tight deadlines. Demonstrated ability to take initiative, work proactively, and drive continuous improvement. Excellent analytical and problem‑solving skills. Excellent written and verbal communication skills. Exceptional attention to detail and a high degree of accuracy.
