Hopewell Real Estate Services is looking for an experienced Asset Manager to take ownership of a diversified commercial real estate portfolio across Western Canada. This is a role for someone who can move comfortably between strategy and execution. You’ll dig into valuations and financial performance, work alongside leasing and property management teams, advise clients and owners, and identify where there is an opportunity to protect, improve or unlock value. What You’ll Own Reporting to the Senior Director, Asset Management, you’ll oversee the performance and growth of a portfolio that includes industrial, office and retail properties. Asset & Investment Management Develop and execute asset strategies designed to optimize performance and maximize long-term value. Monitor the financial and operational performance of each asset, including revenue, expenses, leasing activity and capital requirements. Partner with leasing teams on opportunities, negotiations and tenant strategies. Work closely with Property Management to ensure annual plans, maintenance priorities and operating strategies support asset objectives. Evaluate and recommend capital projects based on asset strategy, market demand and expected returns. Monitor market conditions, valuations and industry trends to identify opportunities and emerging risks. Build strong, trusted relationships with clients, owners and key stakeholders. Support acquisitions and dispositions. Assist with financing recommendations and requirements where needed. Financial Analysis, Reporting & Client Advisory Prepare, analyze and review quarterly financial and management reporting. Review quarterly appraisals and challenge assumptions where appropriate. Analyze financial statements, agreements and supporting documentation. Review lease agreements with a focus on commercial terms and risk. Review and approve budgets, annual plans and capital expenditures. Develop lease assumptions and capital budgets. Work with Property Management, Accounting and other internal teams to analyze revenue and expense variances, accounts receivable, leasing activity and overall asset performance. Communicate directly with clients, owners and other stakeholders regarding portfolio performance, priorities and recommendations. What You Bring You’ve built a strong foundation in commercial real estate and are ready to bring both your financial acumen and commercial judgement to a portfolio with meaningful complexity. We’re looking for: 5–7 years of relevant commercial real estate experience, ideally within asset management, investment management, valuation or a closely related discipline. A bachelor’s degree in finance, real estate, business administration or a related field. Strong knowledge of real estate investment fundamentals, commercial leasing, appraisals and valuations. The ability to interpret financial results, market research and property-level data and turn it into clear recommendations. Advanced Excel skills and confidence building and working with complex financial models and reporting. Experience with ARGUS Enterprise or similar real estate valuation and analysis software. Strong business writing, presentation and client communication skills. Excellent organization and the ability to manage competing, time-sensitive priorities. Strong attention to detail without losing sight of the bigger commercial picture. Proficiency with Microsoft Office. A valid driver’s licence. CFA or CPA designation and experience with Yardi are considered strong assets. How We Work This position is primarily office-based, with traditional core hours of Monday to Friday, 8:00 a.m. to 5:00 p.m., and the option to work remotely one day per week. Periodic travel is required, along with occasional evening or weekend work based on business needs.
