ABOUT THE OPPORTUNITY KingSett Capital is seeking a Director, Retail Asset Management to join the Toronto team. Reporting to the Senior Vice President, Retail and Asset Resilience, you will lead the value creation strategies on a property-by-property basis for KingSett’s retail portfolio. LOCATION Toronto, Ontario ROLE RESPONSIBILITIES Support portfolio and property-level planning by contributing to value creation strategies across leasing, operations, AR, marketing, community, and amenity programs, including preparing recommendations on leasing contracts and property operations. Assist in the preparation of Annual Portfolio Plans, review Annual Property Budgets, and monitor operating capital requirements to support long-term asset preservation. Lead monthly property reviews in partnership with property managers and internal stakeholders to track performance, identify issues, and advance key property objectives. Oversee the delivery of property management and related services, identifying opportunities to improve performance, enhance asset value, and support returns. Support acquisition and disposition activity on an as-required basis, including diligence coordination, asset-level analysis, and transition planning. Coordinate the development and execution of retail property leasing plans, working closely with leasing teams and the brokerage network to maintain productive, professional relationships. Represent KingSett in day-to-day dealings with Property Managers, Leasing Agents, Consultants, Governmental Authorities, and other key stakeholders, escalating material matters and recommendations as appropriate. Work closely with Development Managers to review tenant improvement plans, construction contracts, and capital projects, supporting the approval process and ongoing project monitoring. Review reports, budgets, forecasts, and other materials prepared by Property Managers, ensuring accuracy, completeness, and alignment with asset objectives. Assist with environmental, insurance, risk management, and liability matters, ensuring issues are tracked, documented, and advanced with the appropriate internal and external partners. Partner with property managers on monthly performance reporting, annual budgeting, budget monitoring, and long-term planning for major capital projects. Prepare comprehensive internal reporting on asset performance, including operations, leasing, marketing, capital initiatives, and relevant market outlook commentary. CANDIDATE PROFILE Undergraduate degree in business, real estate or a related discipline. 6-8 years of relevant experience in retail real estate, asset management, leasing, property management, investments, or related disciplines, with exposure to leasing, operations, budgeting, and financial analysis. Experience working with enclosed malls, open-air centres, and/or high street retail assets is considered an asset. Demonstrated ability to identify value creation opportunities, develop recommendations, and support execution through collaboration with internal teams and external stakeholders. Strong financial acumen, including comfort with budgets, recoveries, operating statements, capital planning, and asset-level performance metrics. Advanced proficiency in Excel, with strong skills in Word and PowerPoint, and the ability to prepare clear analysis, reporting, and presentation materials. Adaptable, organized, and decisive, with the ability to manage multiple priorities, pivot quickly, and perform under pressure. Analytical and commercially minded, with a collaborative approach, sound judgment, and a strong ownership mentality. Excellent verbal and written communication skills, with the ability to engage effectively with property teams, brokers, consultants, and senior internal stakeholders.
