We are seeking an experienced and results-driven Leasing Manager to lead the leasing function across a growing portfolio of residential properties, including both established communities and newly developed assets. This role is responsible for driving occupancy performance, leading, coaching, and inspiring a team of Leasing Consultants, overseeing lease-up initiatives for new developments, and ensuring an exceptional customer experience throughout the leasing journey. The successful candidate will combine strong sales leadership with a deep understanding of residential leasing, market dynamics, and operational excellence. They will be a proactive and strategic leader who anticipates market and business needs, identifies opportunities, and takes initiative to drive results. What you’ll do Lead, coach, and develop a team of Leasing Consultants to achieve leasing and occupancy targets, providing direction, support, and accountability while creating an engaged and positive team environment. Drive leasing performance across both stabilized assets and new development lease-up projects. Develop and proactively adjust leasing strategies based on market conditions, competitive trends, leasing performance, and anticipated business needs. Develop and execute leasing strategies, promotions, and outreach initiatives to maximize occupancy. Monitor leasing activity, conversion metrics, market conditions, and competitive trends, using insights and data to identify opportunities and recommend actions. Build and maintain strong relationships with real estate agents and other external referral partners to generate leasing opportunities and support occupancy targets. Collaborate closely with Property Management, Marketing, and Operations teams to support portfolio performance. Ensure leasing activities are conducted in accordance with company policies and applicable residential tenancy legislation. Provide regular reporting, forecasting, and recommendations related to occupancy and leasing performance. Support the end-to-end lease-up process by coordinating move-in timelines, resident communications, required documentation, move-in packages, and leasing collateral, ensuring a seamless transition from lease signing through move-in. Support the team in resolving challenges, removing barriers, and navigating changing priorities while maintaining a high standard of customer experience. 5–8 years of residential leasing experience, including 3–5 years of leadership or team management responsibilities. Proven success achieving occupancy and leasing targets within a multi-residential environment. Experience supporting lease-up activities for new residential developments. Demonstrated ability to lead, motivate, and develop a high-performing team, with a leadership style that is supportive, accountable, and engaging. Strong understanding of residential leasing operations, customer acquisition, and market analysis. Proactive and strategic mindset, with the ability to anticipate trends, identify opportunities, and translate market insights into action. Experience managing third-party leasing agencies or external sales partners. Knowledge of residential tenancy legislation and leasing compliance requirements. Strong leadership, communication, and relationship-building skills. Excellent communication, relationship-building, and negotiation abilities. Strong analytical and reporting capabilities with the ability to leverage data to drive leasing decisions. Positive, solutions-oriented approach with a willingness to try new approaches, take initiative, and view challenges as opportunities. Experience with Yardi or similar property management software is considered an asset. Proficiency with Microsoft Office Suite, including Excel, Word, and Outlook.
