POSITION: Property Manager LOCATION: Toronto / Greater Toronto Area (GTA), ON MacDonald Search Group is a national permanent placement recruiting firm and we recruit on behalf of hiring companies. We are recruiting on behalf of a privately owned property management company who is seeking a highly motivated Industrial Property Manager to oversee a growing portfolio of logistics, warehousing, and light industrial assets across the Greater Toronto Area. This role focuses on optimizing asset performance, managing complex tenant operations, coordinating structural and building envelope maintenance, and driving tenant retention. The ideal candidate brings strong vendor management skills and a deep understanding of triple-net (NNN) leases. This role will require a daily touchpoint with the Scarborough office plus daily field work visiting the various properties in the assigned portfolio (ranging from Markham, Richmond Hill, Vaughan, Caledon & Brampton). Responsibilities: Operations & Building Systems Oversee day-to-day operations of multi-tenant and single-user industrial properties. Manage major structural components, including roofing systems, HVAC, and loading docks. Supervise ground maintenance, snow clearing, paving, and waste management contracts. Ensure site compliance with environmental regulations, structural codes, and fire safety standards. Coordinate landlord-approved tenant alterations, equipment installations, and structural modifications. Financial Management & Lease Administration Draft and manage annual property operating budgets and long-term capital plans. Execute accurate Common Area Maintenance (CAM) and property tax (TMI) reconciliations. Review structural repair costs to determine landlord vs. tenant financial responsibilities. Administer triple-net (NNN) commercial leases and ensure strict compliance. Monitor monthly rent roll and actively manage any delinquency accounts. Tenant & Vendor Relations Act as the direct liaison for industrial tenants, logistics operators, and manufacturing clients. Negotiate service levels and manage performance contracts with external vendors. Conduct regular drive-by and comprehensive physical site inspections. Support leasing brokers during vacancy viewings, renewals, and tenant move-outs. Requirements: Post-Secondary Education in Real Estate, Business Administration, or Engineering. RPA® (Real Property Administrator) or CPM® (Certified Property Manager) designation is highly desirable. 4+ years of direct experience managing industrial or logistics real estate portfolios. Proficiency in property management software, specifically Yardi Voyager or MRI. Strong understanding of industrial building envelopes, environmental liability, and zoning bylaws. Clear, universal communication skills for dealing with corporate tenants and field contractors. Valid Ontario Driver’s License and access to a reliable vehicle (required for multi-site travel).
