Job details

About the Opportunity Insight Global is partnering with a non-profit organization focused on helping middle-income Calgarians access attainable housing. The organization has expanded its work from home ownership into residential rental communities and is bringing more of its property management operations in-house. We are seeking an experienced Property Manager to take ownership of the day-to-day management of a growing residential apartment portfolio. This is an opportunity for someone who understands residential property management but wants more autonomy, flexibility and the ability to have a meaningful impact. This person will work within a close-knit team and serve as the key decision-maker for property management operations. The ideal candidate is confident working independently, understands residential property management regulations and best practices, and knows how to balance a tenant-first approach with sound operational decision-making. Responsibilities Oversee the day-to-day property management operations of residential apartment portfolio. Review and triage tenant requests received through the property management system and determine appropriate next steps. Oversee maintenance requests and determine whether work can be completed internally or requires an external vendor. Coordinate with the Building Operator, Leasing Coordinator, administrative support and external vendors to ensure property issues are addressed efficiently. Track maintenance requests and ensure outstanding items are followed through to completion. Manage and monitor rent-related matters, tenant records and property information. Provide direction on more complex tenant situations using knowledge of applicable property management rules and regulations. Oversee vendor involvement for larger maintenance, warranty or repair issues. Review building concerns identified through inspections and walkthroughs and determine the appropriate response. Support the continued implementation and use of Buildium for property and tenant management. Help establish efficient property management processes as the company continues bringing its rental operations in-house. Support the operational transition of future rental developments into the portfolio, including an additional development planned for 2027. Serve as a confident escalation point for the team while maintaining an empathetic and solutions-focused approach. Take ownership of the property management function with a high degree of independence and accountability. Required Qualifications Previous residential property management experience, ideally within multi-unit apartment buildings. Strong understanding of residential property operations, tenant management, building maintenance and the rules and regulations associated with property management. Experience using a property management or tenant management system. Buildium experience is an asset but is not required. Ability to assess maintenance issues, prioritise requests and confidently determine appropriate next steps. Experience coordinating contractors, vendors and internal building maintenance resources. Strong judgement and ability to make independent decisions without requiring constant escalation. Strong communication, organisation and problem-solving skills. Ability to travel to properties when required. Nice to Have Buildium experience. Experience assisting with the onboarding or opening of a new residential property. Extensive residential property management experience. Approximately 10 years is an ideal profile, although the client is open to candidates with fewer years who demonstrate the right level of knowledge, initiative and independence. Experience working within a non-profit or mission-driven housing environment. Work Environment This position offers significant flexibility. The Property Manager can work primarily from home, from the downtown Calgary office, or use a hybrid approach based on where they work most effectively. The role is expected to naturally fall around 75% remote and 25% on-site, although there is no fixed number of required office days. The successful candidate will occasionally attend properties when their presence is needed to assess an issue or support operations. Current developments are located close to the downtown office, and free underground parking is available at the office. There is no traditional weekend on-call requirement. The company has a separate emergency process for tenants, although significant property emergencies could occasionally require communication from members of the broader team. Vacancy Status: This posting is for a currently vacant role, and the successful candidate will be hired into an existing open position.
