Job details

The Opportunity: ML6 is representing a well-established and growing Canadian homebuilding organization in the search for a Contracts Manager to join its procurement team. This is an opportunity for a commercially driven procurement professional to take ownership of key construction spend categories and have a direct impact on project profitability, supplier performance and operational execution. The role extends beyond traditional procurement. You'll work alongside teams across construction, design, product development and operations to challenge existing practices, assess alternative materials and building solutions, and ensure purchasing decisions support both the financial and operational objectives of the business. What You'll Be Doing: Oversee assigned procurement categories and trade partnerships, developing sourcing strategies that support project requirements, cost targets and construction timelines. Manage the full procurement cycle, including RFPs, competitive bidding, supplier evaluations, commercial negotiations and contract execution. Evaluate supplier proposals, benchmark pricing and analyze the underlying costs of materials, labour and services to identify opportunities for improved commercial outcomes. Work with internal teams to assess alternative materials, specifications and construction approaches, identifying opportunities to reduce costs without compromising quality, functionality or customer expectations. Build strong working relationships with leaders across construction, estimating, architecture, product development and operations to ensure procurement strategies align with broader business priorities. Develop and maintain a high-performing network of trade partners and suppliers, holding partners accountable for pricing, quality, service levels and project delivery. Translate procurement data and market insights into actionable recommendations, presenting business cases and financial analysis to leadership to support investment and sourcing decisions. Introduce improved procurement practices, reporting tools and supplier management processes that increase visibility, consistency and efficiency across the organization. What You'll Need to Be Successful: 5+ years of experience in procurement, strategic sourcing, category management, contracts or supply chain within the residential, high-rise or broader construction industry. Post-secondary education in Business, Engineering, Supply Chain Management, Project Management or a related field. A track record of managing complex sourcing activities, negotiating supplier agreements and overseeing significant trade or commodity categories. Strong understanding of construction costs, including materials, labour, subcontractor pricing, scopes of work and project budgets. Ability to analyze commercial proposals, develop cost comparisons and use financial data to support purchasing decisions. Strong business acumen and an ability to balance cost, quality, schedule and operational considerations. Experience managing multiple projects and competing priorities while maintaining strong relationships with internal and external stakeholders. Advanced Excel capabilities and strong PowerPoint presentation skills. Confident communicator and negotiator who can build credibility with suppliers, contractors and senior leadership. A proactive mindset with a natural inclination to question existing processes, identify opportunities and drive improvements. Compensation Range: $90,000 - $130,000 base salary + bonus
