The Opportunity: As our Sales Representative, you'll play an important role in driving portfolio growth by connecting with condominium boards, developers, property owners, and industry partners. You'll be responsible for identifying new business opportunities, building a strong pipeline, and showcasing the value of DEL's property management services. Key Responsibilities: Business Development & Sales Identify and pursue new property management opportunities within targeted markets and communities. Develop and maintain a strong pipeline of qualified prospective clients. Conduct proactive outreach to condominium corporations, boards of directors, developers, property owners, and other prospective clients. Qualify opportunities by understanding property characteristics, client needs, decision-making processes, competitive considerations, and anticipated timelines. Coordinate and participate in discovery meetings, presentations, site visits, and prospective client meetings. Prepare compelling proposals, presentations, responses to Requests for Proposal (RFPs), and other sales materials. Present the organization's property management capabilities, service model, technology, operational expertise, and value proposition. Negotiate commercial terms in partnership with senior leadership and other internal stakeholders. Support opportunities throughout the complete sales cycle, from initial prospecting through contract execution and transition to Operations. Consistently work toward established new-business, revenue, portfolio-growth, and profitability objectives Business Development & Sales Identify and pursue new property management opportunities within targeted markets and communities. Relationship Management Develop trusted relationships with prospective clients and key industry stakeholders. Maintain regular communication with prospects throughout extended sales cycles. Represent the organization professionally at industry events, networking functions, conferences, and community events. Build and maintain relationships with industry partners and referral sources. Maintain relationships with newly secured clients during the transition from sales to operational management to support a positive onboarding experience. Identify opportunities for referrals and additional portfolio growth through existing relationships. Market & Competitive Intelligence Maintain an understanding of the Ontario property management and condominium management marketplace. Monitor market activity, competitor positioning, prospective developments, management contract opportunities, and emerging client needs. Provide leadership with insights regarding prospective clients, competitive trends, pricing considerations, and market opportunities. Partner with leadership to refine sales strategies, target markets, and the organization's value proposition. Sales Administration & Reporting Maintain accurate and timely records of prospects, opportunities, activities, and sales stages within the company's CRM or designated tracking system. Prepare regular pipeline and sales activity reports. Monitor opportunities against established sales targets and forecasts. Maintain appropriate documentation relating to proposals, pricing, contracts, and client commitments. Partner with Operations, Finance, People & Culture, and other departments to ensure proposed service commitments can be successfully delivered. Qualifications: Post-secondary education in Business Administration, Marketing, Sales, Real Estate, Property Management, or a related discipline is preferred. 3+ years of business development, sales, account management, or client relationship experience; experience within property management, condominium management, real estate, or a related service industry is strongly preferred. Valid driver's license and ability to travel throughout the assigned market as required. Demonstrated ability to develop relationships and generate new business in a consultative, relationship-based sales environment. Strong presentation, negotiation, communication, and interpersonal skills. Demonstrated ability to manage a sales pipeline and multiple opportunities with varying timelines. Strong business acumen and ability to understand pricing, profitability, service requirements, and client expectations. Excellent written communication skills with the ability to contribute to professional proposals and RFP submissions. Proficiency with Microsoft Office and CRM or sales-management systems.
