Our client is looking for a Low/Mid Rise Residential Construction Manager that is very experienced in low-mid-rise developments that are looking for their next challenging portfolio of projects. Description Construction Operations Direct day-to-day construction activities from site start-up through project closeout. Coordinate field teams, consultants, trade partners, and external project representatives to support effective project execution. Develop detailed project schedules and monitor progress against key milestones. Facilitate regular coordination meetings and ensure action items are tracked to completion. Resolve design-related, construction, and site coordination challenges in a timely manner. Ensure resources are aligned with project requirements throughout all phases of construction. Safety Leadership Promote a strong safety culture across all project sites. Ensure compliance with applicable workplace health and safety legislation and industry regulations. Oversee site orientations, inspections, incident reporting, corrective actions, and ongoing safety initiatives. Confirm subcontractors maintain required certifications, insurance coverage, and training credentials. Address unsafe conditions immediately and ensure corrective measures are implemented. Trade and Vendor Management Participate in procurement planning, tender reviews, and subcontractor selection. Manage trade partner performance, contractual obligations, scope compliance, and dispute resolution. Review progress billing, change requests, and payment recommendations. Support productive relationships with subcontractors, suppliers, and service providers. Schedule and Financial Oversight Monitor project expenditures against approved budgets. Prepare forecasts and identify cost pressures before they impact financial performance. Track schedule performance and implement recovery strategies when required. Produce regular project status updates for senior management and stakeholders. Support decision-making through accurate reporting and analysis. Quality and Regulatory Compliance Ensure construction activities meet approved plans, specifications, codes, and company expectations. Coordinate permitting requirements, inspections, approvals, and regulatory compliance activities. Manage project closeout processes, deficiency resolution, and warranty-related work. Maintain documentation required throughout the construction lifecycle. Leadership and Stakeholder Relations Provide direction, coaching, and performance support to site personnel. Maintain effective relationships with municipal authorities, consultants, utility providers, and community stakeholders. Respond professionally to site-related concerns and operational issues. Collaborate with internal departments to support occupancy, customer service, and project completion objectives. Profile Essential Requirements Postsecondary education in Construction Management, Engineering, Architecture, Building Technology, or a comparable discipline. Minimum eight-ten years of experience within residential construction environments. Demonstrated leadership experience managing complex construction projects. Track record of delivering residential developments from ground-up construction through occupancy or turnover. Knowledge of construction scheduling, budgeting, quality assurance, safety programs, and subcontractor management. Experience creating, documenting, and implementing operational procedures or standardized work practices. Familiarity with provincial construction regulations, residential warranty programs, and building code requirements. Proficiency with project management, scheduling, and construction administration software platforms. Valid driver's licence and willingness to travel between project locations. Desired Qualifications Professional certifications related to construction, project management, or engineering. Experience working with municipal approval processes and inspections within the Greater Toronto Area. Additional health and safety credentials or committee participation experience. Exposure to both low-rise and mid-rise residential developments.
